Step 1.

The Borrower completes the Loan Submission Form online at www.birdseycapital.com..

Step 2.

Along with completing the Loan Submission Form, the Borrower uploads any applicable and/or required documentation including current rent roll; the last three years and YTD property operating statements; monthly operating statements for the last 12 months (multifamily, manufactured home communities, and self-storage properties); leases; a purchase contract (if applicable); color photos of property; 3 Bureau Credit Report; Borrower & Guarantor personal financial statements; and the latest appraisal if available.

Step 3.

Birdsey Capital Partners (“BCP”) receives an email notification of the new loan opportunity then prescreens the Loan Submission data and uploaded documentation.

Step 4.

If the request fits within the parameters of the offered loan programs, BCP responds to the Borrower with an exclusive Engagement Letter to source financing.

Step 5.

Capital Provider Partner issues an application, provides a document checklist and requests deposits for third party reports and underwriting cost.

Step 6.

The borrower signs and returns the completed application and deposit.

Step 7.

The loan application proceeds to full underwriting.  

Step 1.

A representative from either Birdsey Capital Partners (“BCP”) or the targeted Capital Provider will initiate a call with the client borrower to make introductions, establish lines of communication, and go over the process and timeline.

Step 2.

Third party reports are ordered.

Step 3.

The Capital Provider underwriter processes and analyzes all loan documentation, reviews third party reports, prepares the final underwriting and submits the approval package.

Step 4.

BCP communicates approval to the borrower via email and issues a Loan Commitment to the borrower.

Step 5.

The borrower returns the signed Loan Commitment.

Step 6.

BCP, in conjunction with the Capital Partner, coordinates the loan closing and loan funding.

Step 1.

Birdsey Capital Partners (“BCP”) will coordinate closing with Borrower and Capital Partner.
